MONTROLL, ESQ., ADMINISTRATOR TO THE ESTATE OF MARK PUTNAM AND OCCUPANTS RESIDING AT 23 STONEWALL LANE, DORSET, VT 05251 DEFENDANT(S) NOTICE OF SALE In accordance with the Judgment and Decree of Foreclosure by Judicial Sale filed on September 9, 2025, in the above captioned action brought to foreclose that certain mortgage given by Wendy B. Putnam and Mark Putnam to Wells Fargo Bank, N.A., dated August 14, 2009, and recorded in Book 157, at Page 314, of the Town of Dorset Land Records, of which mortgage the undersigned is the present holder by virtue of the following Assignments of Mortgage: (1) Assignment of Mortgage from Wells Fargo Bank, N.A. to The Secretary of Housing and Urban Development recorded in Book 179, at Page 276 and (2) Assignment of Mortgage from Secretary of Housing and Urban Development to Greenspring Capital Management, LLC, not in its individual capacity, but solely as Administrator of the RMH 2023-1 Trust recorded in Book 204, at Page 590, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on December 3, 2025 at 11:00 AM at 23 Stonewall Lane a/k/a 23-25 Stonewall Lane, Dorset, VT 05251 all and singular the premises described in said mortgage, To Wit: Being all and the same lands and premises conveyed to Wendy B. Putnam and Mark Putnam by Quit Claim Deed of Wendy B. Putnam dated October 17, 2006 and recorded October 26, 2006 in Book 145 at Page 323 of the Dorset Land Records, reference being herein made to Quit Claim Deed of Mark Putnam to Wendy B. Putnam dated August 6, 2009 and recorded August 6, 2009 in Book 157 at Page 202 of the Dorset Land Records. Said lands and premises are more particularly described therein as follows: "Being all and the same lands conveyed to the grantor, Wendy B. Putnam, by Warranty deed of James T. and Gloria Lernihan, which Deed is dated October 30, 1997 and was recorded November 3, 1997 in Book 100, Page 350 of the Dorset Land Records, and a portion of the lands conveyed to the grantor, Wendy B. Putnam, by Warranty deed of Gloria Lernihan, which Deed is dated June 23, 1999 and was recorded June 25, 1999 in Book 106, Page 630 of the Dorset Land Records. "Beginning at a marble marker found in a stone wall on the easterly side of Vermont Route 30 and on the southerly boundary of lands now or formerly or sic Morrissey; thence running along lands of Morrissey and along a stone wall North 82 08' 40" East a distance of 212.17' to a point marked by an iron pipe set in the stone wall; thence continuing along lands of Morrissey and along a stone wall on the following two courses: North 81 00' 05" East a distance of 92.40' to an iron pipe found, thence North 79 55' 47" East a distance of 58.65' to a point, which point marks the northeast corner of the within-described parcel and the northwest corner of lands this day conveyed by the Grantor to Kevin A. Nielsen and Betty A. Nielsen; thence turning and running along the westerly boundary of lands conveyed to Nielsen South 18 15' 56" East a distance of 222.19' to the centerline of a 50-foot right-of-way; thence turning and running along the centerline of the right of way South 81 47' 40" West a distance of 151.15' to a point; thence continuing along the centerline of the right-of-way South 81 47' 40" West a distance of 196.27' to a point located on the easterly side of Vermont Route 30, which point marks the southwest corner of the within-described premises; thence turning and running along the easterly side of Vermont Route 30 North 12 20' 30" West a distance of 220.58' to the point and place of beginning. There is included herewith an easement for all purposes of ingress and egress over a 50-foot strip of land, the centerline of which commences on the easterly side of Vermont Route 30 at the southwest corner of Parcel 1 and runs North 81 47' 40" East a distance of 401.40 feet to the southeast corner of Parcel 2. Said easement shall be used in common with the Grantor, his heirs and assigns, and the cost of maintaining the roadway to be constructed within said 50-foot strip of land, excluding snow removal, shall be borne pro rata by those persons owning land abutting the same or making use of the same. The cost of snow removal shall be borne only by those using the roadway proportionate to their length of use. This provision regarding roadway maintenance shall be inserted into each deed of land abutting the same or into any grant of a right to use the same. Being known and designated as 23-25 Stonewall Lane, Dorset, VT. Parcel ID # 001303. Reference is hereby had to the above mentioned deed and the record thereof and to all former deeds and their records for a more particular description of the premises. The description of the property contained in the mortgage shall control in the event of a typographical error in this publication. The public sale may be adjourned one or more times for a total time not exceeding 30 days, without further court order, and without publication or service of a new notice of sale, by announcement of the new sale date to those present at each adjournment or by posting notice of the adjournment in a conspicuous place at the location of the sale. Terms of Sale: $10,000.00 to be paid in cash or by certified check by the purchaser at the time of sale, with the balance due at closing. The sale is subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens, if any, which take precedence over the said mortgage above described. The Mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale. NORTH BENNINGTON PROPERTY TAXES Property taxes for the Village of North Bennington and the North Bennington Graded School District are due November 10, 2025. For in-person payments, the Village Depot office will be open every Thursday begin October 16th from 5:00 PM - 7:00 PM; and every Saturday beginning October 18th from 9:00 AM - 12:00 PM. On November 10th the office will be open from 2:00 PM through 6:00 PM. If you need to meet at a different time, please reach out to the Treasurer at the contact info listed below. You must bring both portions of the bill with you for a stamped receipt. Water payments will also be accepted at these times.
